1. What is a "Preferred" NOF Architect and why does it matter?
A Preferred Architect is a professional licensed Architect pre-qualified by the City of Chicago based on their track record of successful commercial projects in neighborhood corridors. Working with a preferred firm like Berman Architecture means your architect already understands the City's specific compliance, bidding, and design standards, which can significantly speed up your project approval. Chicago will likely cover costs of a "Preferred" NOF Architect.
2. How does hiring Joel Berman help me qualify for more grant money?
The City of Chicago offers up to $50,000 in additional "Technical Assistance" (TA) funding to help cover the "soft costs" of your project—like architectural drawings and engineering fees. As a preferred architect, our fees are likely eligible to be covered by this additional grant, allowing you to save your primary grant funds for actual construction.
3. I’m planning a project on East 75th Street, 79th Street, North Lawndale, or in Bronzeville; do you have experience there?
